Who you’ll work with

Not a call center. A name and a face.

Here you choose your agent, and the standard behind the name never changes.

You pick the agent you want. Same broker, same systems, same standard behind every one.

Real estate doesn’t clock out at five. Evenings and weekends? Just ask.

Real people. Real names.

How it works

Three steps.
No guesswork in any of them.

Here we talk about the money before you tour a single home.

01Numbers

01

Your real number comes first.

Not the pre-approval ceiling. Principal, interest, taxes on the reassessed value, insurance, flood where it applies, HOA and CDD. Your loan officer quotes the loan and your insurer quotes the coverage. We help you put every line on the table before you tour, and shop inside it.

02

You only see homes worth seeing.

New listings from the MLS, matched to what you want. On tour we help you spot what the photos leave out, like roof age, permit history, flood zone and elevation, and how the lot drains in a heavy rain, and tell you what to have inspected.

03

Your closing, tracked.

We calendar your contract dates and tell you when something moves. Inspection, appraisal, title, insurance, clear-to-close. If a number moves, we tell you as soon as we know.

Where do you want to start

Two doors. Same standard.

Whichever one you walk through, the first conversation is free and nothing gets signed.

Questions

The stuff you’re actually wondering.

How much do I need saved to buy here?+
More than the down payment alone. Plan for the down payment, closing costs, prepaid taxes and insurance, and inspections. What you actually need depends on the loan you qualify for, and only a licensed loan officer can tell you that. Talk to two or three of your own choosing. Bring us what they send you and we’ll go over it with you before you tour. Your loan officer answers the loan questions.
What is my home actually worth?+
An online estimate is not a price. We send a comparative market analysis: real closed comps adjusted for condition, what is competing with you right now, what failed to sell and why, and an estimated net sheet at three price points, so you are looking at what you would take home rather than a list price on its own. No cost, and no requirement to list with us. An analysis is an opinion of value, not an appraisal, and not a guarantee of sale price.
How do commissions work?+
All real estate commissions are fully negotiable and are not set by law, by any association, or by any multiple listing service. Whatever applies to you is agreed in writing before you tour homes or sign a listing agreement, and we walk through it line by line first.
Do I really need flood insurance?+
In a high risk flood zone, a federally regulated lender will require it, and Citizens can require it in any zone, so ask your insurance agent before you write an offer. We help you look up zone and elevation on the homes you seriously consider, before you write an offer. Your insurance agent quotes what the coverage costs, and that quote belongs in your monthly number before you commit.
Why will my taxes not match the seller’s?+
Florida caps annual assessment increases for existing homesteaded owners, and those savings do not transfer to you. The property is typically reassessed after the sale, so the seller’s current bill is not a forecast of yours. Budget from the reassessed figure rather than the seller’s current bill, and confirm it with the county property appraiser. If the home becomes your primary residence, you file for homestead exemption yourself.
What is the difference between HOA and CDD?+
An HOA fee covers community operations. A CDD assessment repays the infrastructure bonds that built the community and often appears on your tax bill, not your HOA statement. Buyers regularly miss the second one entirely. Both belong in your monthly number.
Can I list without full service?+
Yes. There are two service levels. Full service means your agent handles the listing and negotiates at your direction. Listing only gets your home into the MLS and syndicated; you handle showings and negotiation, and offers still reach you as Florida law requires, in the way you direct in writing. We will tell you which fits, including when the answer is the lighter one. Either way the fee is negotiated with you and put in writing before you sign.
What about new construction?+
The on-site sales representative works for the builder. You can still have your own agent represent you, but you generally need to bring that agent on your first visit. How your agent is compensated is negotiable and agreed with you in writing before you tour. Come to us before you register, and we will walk through the builder contract with you, which is written to protect the builder, and we recommend a Florida real estate attorney review it before you sign.
I am an agent. Can I hang my license here?+
Possibly. Your affiliation is subject to broker review and acceptance, and your agreement requires membership in a REALTOR® association and the MLS. Once accepted, you get broker access, service in English and Spanish, and no franchise or royalty fees. Transaction coordination is available through Aari Transactions, and it is required on the Mentorship plan at Aari Transactions’ published rate. E&O coverage comes with the annual E&O and Compliance Fee; coverage terms and exclusions are in your agreement. Every Aari Realty fee is in Exhibit A, which you read before you sign. On the Mentorship plan, the split pays for 1:1 broker access on your deals. See what joining looks like.
