Relocation · Lee & Collier County

Moving here is a good idea. Moving here uninformed is not.

Southwest Florida rewards people who understand it and punishes people who assume it works like where they came from.

Same region. Very different decisions.

People arrive saying “Fort Myers” and mean six different markets. Here is what physically differs between them. What to verify is yours to decide.

MarketWhere it isWhat’s built thereCost and diligence factors
Lehigh AcresUnincorporated Lee County, inland and east of Fort Myers, on a large platted gridHeavy single-family new construction on platted lots, plus older inventory; most of the original platting carries no HOARoad access, drainage and lot grading vary block to block. Check adjacent vacant land, well and septic where utilities have not reached, and inland flood and drainage rather than coastal surge
Fort MyersThe Lee County seat, along the Caloosahatchee and the I-75 and US-41 corridorsThe widest range in the county: mid-century single-family, gated communities, and downtown condominiumsFlood zone and insurance cost vary sharply by corridor and by distance from the river. Confirm the zone and elevation on the specific parcel, and whether an HOA or CDD applies
Cape CoralWest of the Caloosahatchee in Lee County, on roughly 400 miles of canalsCanal and Gulf-access waterfront alongside a large inland new-construction marketCity utility expansion assessments, seawall condition and age, and whether the route to open water passes a lock or fixed bridges, and their clearance
Estero & Bonita SpringsBetween Fort Myers and Naples along US-41 and I-75, in southern Lee CountyMaster-planned amenity and golf communities, with condominiums and attached product alongside single-familyHOA and CDD are common here and change the monthly cost materially. Get both figures and ask for the reserve study before you write; the estoppel comes once you are under contract
NaplesCollier County, south of the Lee County line, running to the GulfCoastal and inland single-family, condominiums, and gated golf communitiesA separate market from Lee. Comparable sales, days on market and negotiation norms do not carry across the county line. Coastal flood zones and insurance are their own diligence
North Fort Myers & AlvaNorth and east of the Caloosahatchee, in unincorporated Lee CountyLarger lots and acreage, agricultural parcels, and manufactured and modular homes alongside site-builtWell and septic condition, zoning and permitted use, and confirm with your lender that the structure type is eligible for the loan you plan to use
What nobody tells you

Six things that work differently than where you’re coming from.

01

Insurance is a real line item

Homeowners and windstorm coverage here can be a significant part of your monthly payment, and it depends heavily on roof age and construction type. Get a quote on the specific property before you’re emotionally committed to it.

02

Flood zone is property-specific

Two homes on the same street can sit in different flood zones with very different requirements and costs. We help you look up zone and elevation on the homes you seriously consider.

03

HOA and CDD are two different things

An HOA fee covers community operations. A CDD assessment repays infrastructure bonds and often appears on your tax bill, not your HOA statement. Buyers regularly miss the second one entirely.

04

Your taxes won’t match the seller’s

Florida caps annual assessment increases for existing homesteaded owners, and those savings don’t transfer. The property is typically reassessed after the sale. Budget from that figure, then file for homestead exemption if the home is your primary residence.

05

Hurricane season is a plan, not a fear

June through November. Shutters or impact windows, a roof you know the age of, a policy you’ve read, and closing timelines that account for insurance binding restrictions when a storm is named.

06

No state income tax changes the math

For many relocating buyers it offsets a meaningful part of the insurance and tax picture. Whether it nets out in your favor is a question for your CPA, and we’ll say so rather than pretend to answer it.
